The development of non-profit housing demands a partnership between different contributors, including various levels and agencies of government as well as private and non-profit partners. IHCI’s development managers are responsible for coordinating the actions of these parties to promote a cohesive and efficient development process. We are knowledgeable regarding housing policies, and procedural requirements, as well as how to access any further knowledge or resources.

We typically serve non-profit societies or housing cooperatives that are either exploring the opportunity of assuming responsibility for a pre-existing facility, looking to redevelop or renovate their current building, or investigating design and construction of a new one. IHCI’s personnel are informed of all types of design, including apartment, townhouse, high-rise, and stacked row developments, and all types of construction, such as wood-frame, concrete, new, renovation and infill.

IHCI offers supervision and administration from initial concept to project completion, and through to one year after occupancy.

Our development management services include, but are not limited to:

  • undertaking analysis of a group’s community needs (site location, program and services requirements, unit mix and sizes, number of units, etc.);
  • undertaking site analysis and land purchase/lease (re)negotiation;
  • if requested/required, assisting the group with strengthening its group dynamic and decision making skills;
  • coordinating co-op or society incorporation or revisions of incorporation documents, if necessary;
  • undertaking a financial analysis of proposed project(s);
  • undertaking the development and financial supervision of capital and operating budgets;
  • coordinating negotiation and administration of construction/renovation contracts up to completion/occupancy/warranty review;
  • coordinating architect selection and supervision;
  • securing municipal approvals;
  • coordinating funding applications to government, lender, and other agencies as appropriate;
  • coordinating the selection of the construction manager or the general contractor;
  • coordinating the construction and/or renovation process;
  • undertaking the claims administration and the project accounting;
  • coordinating the selection of members or tenants and (re)orienting/(re)educating future residents, if necessary or desired;
  • coordinating the move-in of occupants if necessary or required;
  • coordinating the development of property management skills and/or the hiring of a property manager/management firm, if necessary.
